ORIA is a landmark 17-storey residential development with four basement levels located at the prominent crest of Gregory Terrace in Spring Hill. Positioned on a highly visible ridgeline overlooking the Brisbane CBD, the project required a structural response that balanced architectural expression with buildability, durability and efficient construction within a constrained urban environment. The steeply sloping site and tight boundaries introduced additional complexity in excavation, retention and staging, requiring early collaboration with the contractor and design team to coordinate basement construction and structural sequencing.
The building’s architectural form is defined by a series of sculpted volumes and a distinctive façade of curved white powder-coated aluminium shells. Close coordination between the structural system and façade support strategy was required to maintain the clarity of the architectural language while ensuring structural efficiency and constructability. The tower is supported by a reinforced concrete core and frame system designed to provide robust lateral stability while maintaining efficient residential floorplates and column layouts.
Transfer structures and podium coordination were carefully developed to maintain activated ground plane uses and uninterrupted basement parking layouts while supporting the tower above. Wind serviceability and occupant comfort were key drivers given the building height and exposed location, with the lateral system tuned to meet performance requirements without compromising architectural intent.
The resulting structural solution delivers a refined and efficient residential tower that reinforces the project’s role as a gateway building to Spring Hill. ORIA contributes to the ongoing transformation of the inner-city residential skyline, providing a high-quality built outcome that responds to its elevated position and prominent urban presence.
